What You're Looking For
After you fill this out, you should notice:
If all three are within 8–10% of each other: Congratulations. You have three comparable quotes, and they're giving you market pricing. Pick the builder you trust most and proceed.
If one quote is 20%+ higher: Understand why. Is there scope the others didn't include? Is it premium equipment or more extensive site work? Is the timeline more realistic? If you can't justify the difference, maybe that builder is overpriced.
If one quote is 20%+ lower: Investigate. Is the scope genuinely less? Is equipment cheaper? Are they assuming ideal site conditions? Are they including contingency? If you can't identify what's missing, be cautious.
If all three are wildly different (30%+ variance): You might be comparing very different scope, or some builders don't understand your site. Go back to the low and high bidders and ask: "What's in my quote that's NOT in the $_____ quote?" or vice versa.
